Most commercial real estate markets run on opinion. Composite was built on something different.
The Why_____
2C exists to bring institutional-grade financial analysis to private CRE transactions in Louisiana — markets where serious capital moves without the benefit of the research
infrastructure that large funds take for granted. Our role is not to move deals. It is to determine whether they should move, at what price, under what structure, and with what risk profile attached.
The Who_____
Alex Ponarski
Principal at Composite Commercial
aka 2C
Alex is the founder and principal of Composite (2C). His work focuses on commercial real estate analysis, capital deployment, and operational feasibility, bridging local market execution with institutional-grade financial workflows.
Alex’s primary role is to aggregate financial, market, and operational inputs and translate them into clear, defensible decisions for investors, builders, operators, and professionals. His work spans underwriting, pricing, site selection, development feasibility, and capital structuring across commercial and mixed-use assets.
The Framework__
Every 2C engagement runs on the same infrastructure: rigorous financial modeling, real market intelligence, and disciplined deal structuring. Cash flow, NOI, DSCR, IRR, equity multiple, and return-on-cost are built from internally developed models — no generic pro formas, every assumption documented and stress-tested. That modeling is backed by the same trade area demographics, income data, traffic counts, and supply analysis institutional developers use, applied directly to Louisiana commercial real estate. Pricing, capital stack, and exit strategy are evaluated as one system, because structure determines outcome as much as the asset itself.
Connect with Composite
2C has become a resource for decisions where more than a brokerage opinion is required.
